Full-time Maintenance Manager

at Pearle Hospitality in Cambridge

Description:

The Maintenance Manager will be primarily responsible for ensuring that the building is in its best possible shape and supporting properties in the Tri-cities area when necessary. Collaborating with all departments and aspects of the building, the Maintenance Manager takes great pride in the details. While the importance of ensuring mechanical systems and their operations are conducted in a safe and efficient manner is paramount, this person is the go-to for all departments when it comes to their equipment and spaces. This person exudes a sense of ownership in getting the job done and has an attitude that supports others.

Duties will entail checking heating and cool systems, ensuring all equipment is running properly, performing minor repairs as needed, conducting regularly documented inspections of all facility equipment, and ensuring that safety regulations are met.

Salary: From $55,000/year

Location: Cambridge Mill

Responsibilities will include, but are not limited to:

  • Operate and maintain the HVAC, plumbing and electrical systems, as well as other mechanical equipment and ensure all are in good working order on a consistent and regular schedule.
  • Conduct regular inspections and plan in-house preventative maintenance programs.
  • Respond to and diagnose equipment failures and service interruptions.
  • Perform repairs and upgrades as needed.
  • Maintain parts supply management and/or fabrication.
  • Advise General Manager of future equipment planning and ongoing preventive maintenance requirements.
  • Schedule and instruct contractors with approval and PO from General Manager.
  • Draft specific equipment operating procedures and instruct proper staff on operation and maintenance.
  • Interact with team members, guests, business partners, and contractors in a professional manner.
  • Maintain equipment in accordance with both legislative and recommended operating requirements.
  • Maintain the pool chemistry and log per health inspection requirements.
  • Maintain pool chemicals onsite and ensure efficient ordering.
  • Maintain pool heating and pump equipment and perform regular maintenance as recommended.

Facilities and Grounds Maintenance:

  • Perform a wide range of general building maintenance duties as assigned.
  • Maintain familiarity with building systems including but not limited to ERV/HRV units, HVAC units, water heating units, water cooling system, fire alarm system, electrical systems, exhaust timers.
  • Ensures that housekeeping team is supported in cleanliness of property including high dusting of events facility venting.
  • Exterior building maintenance including window washing, exterior light bulbs changed as required.
  • Maintains as needed outside property maintenance including snow removal, leaves and plants, pool area, equipment room and always ensure safe environments.

Security / Crisis Management:

  • Monitor and control access to the facility during on-shift hours.
  • Inspect fire alarm and security alarm response systems.
  • Interact with people in potentially dangerous situations.
  • Handle emergency situations pertaining to buildings.

Miscellaneous:

  • Conduct regular duties and report daily to the General Manager of progress and challenges for ongoing maintenance items.
  • Perform checks, inspections and tests as required and report findings.
  • Maintenance and weekly testing of stand by generator system and associated equipment.
  • Alarm response necessary during off shift hours
  • Interact with external contractors and report back any information required to General Manager.
  • Will be available for on-call shifts as required within agreed upon schedule.

Qualifications:

  • O.S.S.D.
  • WHMIS Certification
  • The successful candidate must possess one or more of the following trade certifications: 309A electrical construction and maintenance, 313A refrigeration and air conditioning mechanic, 426A millwright, 306A plumber, CFAA technician
  • Safety Certifications (minimum requirements): First Aid/CPR, working at heights, aerial lifting, lock out/tag out, ladder safety, confined spaces

Experience:

  • 3-5 years as a Facility Manager

Skills, Abilities, and/or Technical Competencies:

  • Thrives in extremely fast paced and professional environment whereby some duties are planned, and others are emergencies
  • Comfortable with wide variety of tasks to be completed
  • Adept at handling multiple and changing priorities at any given time
  • Demonstrated ability to supervise, schedule, and motivate their team.
